Buying Process

Before attempting to purchase a property in Spain it is important certain criteria must be in place: N.I.E. Number, Spanish Bank Account, access to a minimum of 3,000 euros deposit.

N.I.E. Number (Numero de Identidad de Extranjero = foreigner's identity number).

This is required for the following:

  • Required to buy or sell a property in Spain
  • Open a resident's bank account
  • Apply for a mortgage or loan
  • Pay utility contracts
  • Purchases over 3,000 euros

You must apply for your N.I.E. Number in person at the National Police Station with:

  • Completed application form
  • Passport + two photocopies
  • Two passport photos

Finance

Property investment is often the biggest financial commitment we ever undertake and requires meticulous planning.

You need to arrange your proposed method of payments whether it is the initial deposit, staged payments or final payment.

Your planning needs to incorporate:

  • Exchanging your currency into Euros
  • Transferring currency to a Spanish bank account

It is imperative when moving any sums of money abroad you obtain the highest exchange rate then transfer it at the lowest cost. You must consider:

  • What is the rate of exchange you receive from a bank or currency exchange company
  • The charges made by the bank or currency exchange company for transferring your money
  • The charges made by the Spanish bank for receiving your money and opening an account

Banking

Banking in Spain can be a potential minefield and adventure in itself for the uninitiated.

  • Funds wired from overseas can take extraordinary lengths of time to reach your Spanish bank account
  • Some banks are Spanish speaking only
  • Bank statements and correspondence in Spanish
  • Excessive charges

Our experience is that many Spanish banks provide a far better service than the service provided by our bank in the UK, and we will happily introduce you and help you open an account.

Money Transfer

Whether you use a bank or currency transfer company a charge is usually made when handling your money.

Not only are some of these charges high but you are also charged for every money transaction, by both the sending and receiving bank.

Specialist currency transfer companies deal solely in the buying and selling of currency and by dealing in such quantity they are able to offer very competitive and preferential rates,

You can also book your currency exchange at a fixed rate in advance when the exchange rate is high in your favour.

Mortgages

Through years of dealing with various banks and financial institutions we are able to obtain preferential rates and no cost money transfers.

With interest rates as low as 2.5% Spanish mortgages are far more attractive than many other European countries. The borrowing criteria is similar throughout Europe with mortgages arranged for up to 70% of the property valuation.

Documentary evidence of proof of income and other property investments are necessary.

Legal representation

It is advisable to instruct an independent English speaking lawyer to act in your best interests both in purchasing a property and/or making a Spanish Will.
